In Belgium, notary fees are set by law (barema). However, registration duties differ per region.
Flanders: 2% registration duty for sole primary residence (since 2025). Previously 3%.
Brussels: 12.5% standard. Exemption on the first €200,000 for a primary residence.
Wallonia: 12.5% standard. Reduced rate of 3% for a modest home (klein beschrijf).
Inheritance tax in Belgium: beware of non-relatives
